The business project with four units, three shops and one house is intended to create more living and shopping opportunities for the eastern end of Chancellor Park.

McGrath’s Todd McKee markets the 310 University Way complex that was once the sales office for the now established Flame Tree Pocket estate.

« It’s very well located, close to the coast, with lots of traffic in and out of Harmony every day, » he said.

Mr McKee said it would appeal to business owners who want to run their own retail business and live upstairs, or investors who want to either keep the unit or shop and sell the other title.

« Such SOHOs are great for retail investors who may be looking to get into commercial real estate for the first time, » he said.

The 1,061 m² lot has a 22-meter facade facing University Way, a 40-meter facade facing Peter Crosby Way and a 31-meter clipped facade at the corner intersection.

The four two-story units each have their own garage as well as a seating area, an inner courtyard and a laundry on the ground floor. Upstairs there are two or three bedrooms, a kitchen, living room and a balcony.

Mr McKee said the development would lend itself to retail operations such as a coffee shop, hairdresser, real estate agent, hot bread store, or small office.

It is being developed by RM Developments of Buderim, whose director Josh Myers said it would provide convenience and convenience.

« The Sunshine Coast is the entrepreneurial capital of Australia based on the percentage of the workforce running their own businesses, so this is the type of product that is required to meet market demands, » he said.
